Condo Fees & Common Area Fees

Condominium fees are due on the first day of each month and are considered late after the 10th. A late fee of $20 can and will be assessed at that point. The Lofts at Westinghouse Condominium does not send monthly invoices or bills to unit owners.

The fees cover our operating budget to pay for common utilities (e.g. heat, electricity, etc.), insurance, property management, garbage removal and more.

The Board of Managers reviews the budget every year and revise it to appropriately cover costs and fund our reserves.

A condominium association maintains a financial reserve account to cover major building elements, such as roof repairs, capital improvements and more, and needs that may be costly to repair or replacement.

A strong reserve fund is a good indicator of the financial health of the condominium association, and will impact how future lenders and prospective buyers view a property. If, however, the expense of the repair or upgrade exceeds the reserve funds, the Board of Managers will have to special assess.

Special Assessments

Occasionally, it is necessary for the Association to incur a special assessment for a major repair or improvement to the property.

These alterations improve the complex visually and also help maintain the property values of the individual units.

The Board of Directors has the power to make special assessments as deemed necessary for the upkeep of all or part of the common area. Unit owners will be notified before such action is taken.

Fines

Occasionally, it is necessary to unit owners for violations of the rules designed to help community living. These rules are updated from time to time by the Board of Managers as situations require.

Unit owners are responsible for their tenants’ behavior as well as their own.

The fees listed here are current as of October 31st, 2023 and maybe updated by the Board of Managers at any time.

Grievance Committee

To insure fairness, impartiality and transparency, fines and written warnings can be appealed within 30 days, in writing, to the Management Company. The Owner may request a hearing with the Board of Managers at their next scheduled meeting to present their case.

Failure to pay fines are treated as a lien against the unit from the date they become due. A delinquent owner incurs personal liability for delinquent common charges, as well as late fees, fines, interest, and the costs of collection.

Parking Violations

Guest Parking is for Guests of the Lofts Owners and Residents only.

Owners’ or Residents’ vehicles are not allowed to park in Guest Parking spots. People visiting or associated with other buildings are not allowed in Guest Parking spots.

Vehicles without a Guest Plaque or Visitor Pass may be ticketed and photographed and/or towed for violations.

No vehicle may be in the Guest Parking spots more than 5 days in any 30 day period, with or without a plaque.

Loading Zone parking is for up to 20 minutes only, with flashers on.

Vehicles that violate the Guest Parking Policy may be towed, and the Lofts Owner(s) may be fined.

Owner fine 1st violation $45. Repeated violation $225

Pet Policy

The Lofts at Westinghouse is a pet friendly building. However, for the safety of the community, there are limitations in the By-Laws and Policies.

Limitations include, but are not limited to, size of pet, number of pets allowed, leash use in common areas, and pet clean up.

Owner fine 1st violation – written warning.

2nd violation – $100, plus additional fees for cleaning, damage, etc.

Pet Waste

When walking your pet, please do not let them relieve themselves within 50 feet of the the Building.

Failure to clean up after your pet in common areas, both inside and outside the building, including, but not limited to, the elevator, stairways, planters, common area walk ways and “Postage Stamp Park”, will result in a $100 fine per incident, plus any special clean up fees.

Move In/Move Out Fees

Move Fee: to counter wear and tear on common areas, directory changes in security system, etc, a Move Fee of $250 will be assessed to the unit owner’s ledger.

All moves must be scheduled at least 7 days in advance, by filing out and returning the Move Form. The form is available through Jim Sisk at the management company.
Moves are only allowed during weekdays between 9am and 6pm.

For failure to notify, after hours moves or other violations, a fine of $250 may be levied against the unit owner, in addition to fees for any damages to common area facilities. Unit owner is responsible for their tenants’ behavior.

Bicycle Registration and Related Storage Areas

Due to space restrictions, there are a limited number of designated common area bicycle storage spaces.

Bicycles must be registered if they are stored in designated common areas. Registration is free and can be set up by contacting the Management Company.

Bicycles that are not registered, and display a registration sticker, may be removed by management. Bicycles, and other owner property, stored in common areas other than those specifically designated for that use, may be removed.

1st violation – written warning
2nd violation – Property in common areas may be declared abandoned and removed and $100 fine assessed.

Mail Room

The Mail Room is a common area with limited space for all 70 units. Packages delivered there are often left on the tables supplied for that purpose. Large packages are often delivered and left on the floor. During holiday seasons, this space gets overwhelmed very quickly.

Please remove your packages within 24 hours or make arrangements with a neighbor to pick them up. This is for the safety of your packages and to make space for the next deliveries.

Please do not leave packages for extended durations (more than 24 hours), especially large packages. They become a tripping hazard and run the risk of loss or damage.

Do not leave opened packaging or junk mail in the space. Please dispose of it properly.

Abuse of Mail Room privileges will result in a written warning or a fine.

Trash Rooms

The Trash Rooms on the 2nd and 3rd floors are emptied on a regular basis. However, in the event that all receptacles are full, please bring your trash and recycling to the dumpster corral and place it in the appropriate dumpster.

Upon notifying the management company, oversized items and furniture left in the dumpster corral will be billed to the unit owner.

Failure to notify will result in a fine of $175 per item.

Other Common Area Violations

Common areas are for unit owners and tenants use, as long as that use does not impinge or impede others’ use or cause potential hazards. Please do not use common areas, including stairwells, hallways etc, for spray painting or other dust or vapor intensive actions. No storage of any kind, except for in specific designated areas. No key boxes on common area doors. Tripping or traffic hazards, such as cables and cords, shoes, or furniture must be avoid.

First violation: written warning
Continued violation: fine of $175
